OCT 2, 2025 -- Updating this note -- We have a few more improvements to the property we are squeezing in before winter. We will do our best to minimize any guest disruption. • We added a fire pit, but now need to take a nearby tree down. Tree removal and clean up will take 1-2 days. Happening, weather dependent, starting October 7th, 2025. • We plan to improve the breezeway flooring which might need to be done in stages. It will be done between guests, but might have an "in progress" look during upcoming stays. --- We continue to improve our property to make your stay enjoyable --- Experience the perfect blend of convenience and tranquility. Our spacious one-story home puts you minutes from everything, yet tucked away in a peaceful neighborhood. Unwind in comfort with a brand-new kitchen and 1½ sparkling bathrooms, central heat and A/C, and a 65" Smart TV with immersive sound in the living room. Rest easy in 3 inviting bedrooms (1 King, 2 Queen beds), each with blackout curtains, ceiling fans, and thoughtful touches like nightstands, hangers, and luggage racks. Enjoy plenty of driveway parking, Smart TVs in two bedrooms, full-sized washer and dryer, and several work-from-home spaces. Relax on the expansive new deck, gather around the fire pit, or on the comfortable living couch. And rest assured with a whole-home backup generator. We have meticulously remodeled and appointed this one-story home to be your home-away-from-home while in the Glenville area. CHECK IN: To allow you extra time and flexiblity, our 12 noon check-in time is earlier than most locations. CHECK OUT: Check-out time is 2pm to allow you plenty of time to get ready for your travel home, have some breakfast/lunch, and collect and pack your belongings. We have tried to think of everything possible to make your stay comfortable and effortless. ****TAP or CLICK (maybe twice) ON A PHOTO TO ENLARGE IT AND SEE ADDITIONAL LISTING DETAILS WE HAVE PROVIDED.**** The living room is a spacious 21 feet wide with a large, comfortable sectional couch with a chaise lounge near the gas fireplace. The new forced-air heater and fireplace will keep you comfy, but you can also snuggle up with one of the several blankets from the blanket ladder while you are watching the 65" Smart TV with SONY sound bar. Dim the recessed ceiling lights for added ambiance. The new central air conditioning system will keep you cool and comfortable in the summer or you can turn on the ceiling fan, if you prefer. The whole house generator will keep everything running if the power goes out from winter or summer storms. Head into the kitchen that is fully stocked with pots, pans, bowls, cutting boards, baking sheets, cupcake tins, utensils, and other necessities. - The kitchen has multiples of silverware, glasses, plates, bowls, etc. - We provide a wide selection of spices, oils, salt and pepper for you to use. - We also will start you off with several coffees (regular, decaf, and flavored), teas, Hot chocolate, honey sticks, and sugar packets - Our coffee bar has a drip coffee maker, a french press, a moka pot, and a milita cone (pour over). - Additionally, there is a traditional kettle for the stove and an electric kettle. - There are many kitchen utensils you would want or need to cook any meal. - The kitchen has several other small appliances including a microwave, slow cooker, mini food processors, a waffle maker, pop up toaster, toaster oven (large enough to hold an 8"x8" casserole dish), blender, mixer, rice cooker, etc. - aluminum foil, plastic wrap, baggies, parchment paper, etc All three bedrooms have been finished with nightstands on both sides; plus luggage racks, laundry baskets, and hangers in each closet. Beds have freshly laundered linens, a blanket, and comforter/quilt. There are extra blankets in each bedroom closet and additional blankets/quilts are staged around the house, should you desire them. Each bedroom has blackout curtains and a ceiling fan with light to further customize your comfort. Additionally, each bedroom has a full length mirror and a close up mirror so you don't need to crowd the bathrooms. The full bathroom is stocked with bath towels, hair/hand towels, and wash clothes. Additionally, we provide paper towels, cotton balls, cotton swabs, tooth floss sticks, bar soap, air freshener spray, and a hair dryer. The shower has shampoo, conditioner, gel wash, and bar soap. The front closet has books, games, and puzzles for you to enjoy. There is also a standard vacuum, a battery powered "stick" vacuum, a broom, dry mop, dust pan, etc in case you have a spill that you need to tend to. There are three desk areas for work, puzzle making, makeup application, etc. (Living room, Bedroom #2, Bedroom #3) We have left extra: - Paper towels - Toilet paper - Garbage bags - Towels - Blankets - Pillows - etc. 9/2025 We replaced and expanded the Deck: In nice weather, there is a table and chairs on the back deck. Down one set of steps is a gas grill. Down the other set of stairs is the fire pit and 6 Adirondack style chairs (each with a cup holder and a phone holder). The yard is large and level. 8/2025 We replaced and expanded the driveway and walkway to the door: The driveway now will hold up to 6 vehicles and the walkway to the entrance door is now wider and smooth. 6/2024 We added a whole house generator: Glenville notoriously has an unstable electrical grid during summer and winter storms. You can book this house with confidence knowing that if power in the neighborhood goes out, within about 45 seconds, the power to the entire home will resume allowing the heater, air conditioning, lights, TV, refrigerator, etc, to continue to run. We have provided a house manual with lots of information including: - where things are in the house - commonly asked questions like "When is Garbage Day?" - the closest place for coffee, non-chain coffee shops nearby, big coffee nearby - where things are in town - recommendations on stores and restaurants - etc. During the spring/summer/fall, we might have to perform landscaping activity during your stay. We will do our best to arrange a convenient time. Lawn clean up takes between 1 and 4 hours. (The town is particular so we cannot necessarily wait until the house is empty). In the winter months, we do not provide snow removal service, but there will be shovels in the breezeway and can provide phone numbers to plow services, if needed. We also provide salt for the stairs and walkways. The house is near a small municipal airport that also is the home to Stratton Air National Guard base so there are often small planes flying overhead and large military planes over the main part of town. There are many trains that run through Glenville so low horns can be heard in the background. Our fire department has a horn that alerts the volunteers to an event. Don't worry if you hear it! Please note: ***There is absolutely NO SMOKING allowed on, in, or around the property. Clean up for violating this policy is $1000*** No parties. Close family/friends may come over, but please observe quiet hours from 9pm to 8am. You will be in a quiet neighborhood and a short 2 blocks from our house.

CLEANING: Cleaning supplies, vacuum, broom and dust pan, mop, duster, stick vacuum, etc, are available to you for those unexpected messes. Help us to keep our home beautiful and prices reasonable by tidying up after yourself. (Tools are primarily kept in the closet by the front door; additionally are under the kitchen and bathroom sinks) LOCAL WILDLIFE: We are in a part of town that sees a lot of local wildlife. We have seen: Deer, raccoons, woodchucks (Summer 2025, there is a family of woodchucks who are barely afraid of people who have been sunning themselves on the deck and playing in the yard), skunks, fox, fishers, bees, birds, frogs, squirrels, chipmunks, small snakes, and neighborhood cats and dogs. WINTER SNOW: We do not provide shoveling or plowing service, but 2 shovels are at the house. If we have a LOT of snow, we can provide numbers to local plow companies to see if they are available, but couldn't guarantee the timing. This would be a separate and extra charge that you would pay directly. SUMMER YARD WORK: The town is particular about keeping the lawn mowed so there is a chance that we might need to mow the lawn and do other yard work during your stay. It could take between 1 hour to 4 hours. We will do our best to arrange a mutually convenient time. It’s silly, but furnishings and other items are subject to change without notice or warning due to damage or other issues. Exact replacements are generally not possible. Replacement items would be in same or similar style. We update pictures often and nothing should be too off-field.
Interaction with guests
We live a short walk away, in case of emergencies. We would generally be available during the day. Need additional cleaning supplies? Want to borrow our tortilla maker or make square corn bread? Did a lightbulb burn out? Let us know what the house is lacking and we will drop off whatever we can as quickly as possible! Let us know if we missed anything!

Neighborhood overview
NEIGHBORHOOD: You will be staying in a quiet neighborhood on a side road, but very close to the town center and just a 4 blocks from the main road that runs from the Village of Scotia, through Glenville and up to Saratoga. You will see neighbors walking their dogs and, in pleasant weather, you will see kids on bikes, folks out jogging and neighbors doing yard work. WILDLIFE: There is wild life in the area. We have seen: deer, fox, raccoons, rabbits, woodchucks, fishers, bees, birds, small snakes, skunks, and neighborhood dogs and cats. SOUNDS: • Freight trains run nearby so there might be train horns in the background (it is NOT a la "My Cousin Vinny", if you remember that sceen in the movie *Ü* ). • The house is near a small, local airport and Air National Guard Base, but the noise impact is minimal. • There will be cars driving by on one side, but it is a neighborhood road and not a major thoroughfare. • Our voluntary fire department has an air horn to alert volunteers to an event (new folks to the area inquire about it, but all is well). WATER: During rainy season, there is a marshy area between our yard and the home further west. Additionally, the basement sump pump expends water out the drain at the end of the driveway on the west side into the ditch. There can be standing (clean) water there. In consistent, heavy rain, water will build up along the street until it can work its way into the drains/ground.

Two to four cars will fit in the driveway. Parking along the street is allowed during the day. Currently, the garage is not available for parking. The house is centrally located to Glenville, Burnt Hills, Scotia, and Schenectady, so getting around is easy. This home is near the intersection of Horstman and State Route 50. Route 50 starts in the Village of Scotia, runs through the center of the Town of Glenville and continues up to Saratoga Springs. The 450 bus route is a few blocks away which follows the Rt 50 pathway. Additional house rules
This home is in a quiet neighborhood so we expect guests to be neighborly and respect the peace and serenity of the area. NO SMOKING - Absolutely no smoking of any kind: on, in, or around the property (No cigarettes, cigars, pipes, vaping, marijuana, chew, etc). Up to a $550 cleaning fee will be charged for violating this policy. A nice dinner on the deck on a summer evening is absolutely allowed, but parties are not.

The basement sump pump pumps clean water into a drainage ditch along the street so there can be standing water in that are. Additionally, when it rains, there will be large puddles along the road side and in between our property and the one to the west. Please watch young children while outside.
